Equity on tap, whenever you need it
A home equity line of credit gives you access to your equity without taking it all at once. You pay interest only on what you use. Mitch helps you set it up so it works with your mortgage.

How we can structure it.
Standalone HELOC
A separate line of credit secured by your home, alongside your existing mortgage or on a home you own outright.
Readvanceable mortgage
A mortgage and HELOC combined. As you pay down the mortgage, your available credit can grow.
HELOC at renewal
Adding a HELOC when your mortgage renews avoids breaking your current mortgage.
Refinance calculator
Compare your payment today with a refinance, including cash out and any penalty.
- Payment today
- Change per month
- New mortgage balance
- Max equity available (80%)
- 3 months' interest, rough penalty guide
Estimate only, using Canadian semi-annual compounding. Example rates are for math, not an offer. Your actual rate and APR depend on your approval.
What you'll need
- Government-issued photo ID
- Current mortgage statement, if you have one
- Property tax bill
- Recent pay stubs and a job letter, or two years of NOAs if self-employed
- Home insurance details
Don't have it all yet? Start anyway. We'll tell you exactly what's missing.
Worth knowing first
- HELOC rates are usually variable, so your cost changes when the prime rate moves.
- Many HELOCs only require interest payments. Easy to start, but the balance won't go down unless you pay extra.
- Your home secures the line. Using it for everyday spending can put your equity at risk.
- Lenders can reduce or freeze a HELOC limit in some situations. Don't treat it as guaranteed money.
Good questions.
How much can I get?
The revolving HELOC portion can go up to 65% of your home's value. Combined with your mortgage, total borrowing can reach 80%.
Is a HELOC better than a refinance?
It depends on how you'll use the money. A lump sum for a one-time need often suits a refinance. Ongoing or uncertain needs often suit a HELOC.
Do I need to qualify on income?
Yes. Lenders check your income, credit and the stress test, just like a mortgage.
Can I get a HELOC on a paid-off home?
Yes. A home you own outright can secure a HELOC, subject to the 65% revolving limit and lender approval.
