The short answer

If you're buying, renewing or refinancing in Ajax, I'll compare lenders across the market, explain your options in plain language and manage the file to closing. I'm a Mortgage Agent Level 1 based in Burlington, working with Ajax clients by phone and video or in person by appointment. In September 2026 Ajax had 4.09 months of inventory, among the tighter markets in Durham.

How competitive is buying in Ajax?

More balanced than a couple of years ago, but still quick. CLAR's September 2026 numbers show 75 sales and 309 active listings, about 4.09 months of inventory, with homes selling in 26 days on average. TRREB's Ajax benchmark was $846,900, down 4.14 percent from a year earlier.

There's a big gap between the average price of $835,867 and the median of $750,000. That tells you a smaller number of higher-priced homes pull the average up, and plenty of homes trade well below it. Before you start viewing, I'd pin down a price range you're comfortable with, then get a pre-approval and rate hold to match it.

Buying a condo near Ajax GO? Read this first

The area around Ajax GO is set to change dramatically. In February 2026, Council approved five 60-storey towers at 275 Westney Road South, roughly 3,188 units, and in March it approved two 62-storey towers at 190 Westney Road. The Town has also adopted inclusionary zoning for the GO station area, which requires a share of affordable units in new developments there.

If you're buying pre-construction in one of these projects, your closing may be years away. Lenders will want to know the occupancy and final closing dates, how deposits were paid, and what the unit appraises at when it's done. I'll stress-test your plan against today's qualifying rules so you're not surprised at the finish line.

New builds also unlock some helpful rules. First-time buyers and new-build purchasers can use a 30-year amortization on an insured mortgage, and federal and Ontario rebates on new-home sales tax may apply. Your lawyer confirms eligibility; I'll make sure we don't miss them.

What about freehold homes?

Detached homes were 49 of the 75 Ajax sales in September. With a median around $750,000, many buyers are working under the $1.5 million insured mortgage cap, which means you can buy with 5 percent down on the first $500,000 and 10 percent on the rest. I'll show you what each down payment level does to your monthly cost and to the insurance premium.

If you already own in Ajax and want to move up, we can look at porting your mortgage, blending it with new money, or paying a penalty to start fresh. The right answer depends on your current rate and term, and I'll lay out each option with the numbers.

Thinking about a basement apartment?

Ajax's Build More, Get More grant for additional dwelling units is closed to new applications, so I wouldn't count on it in your budget. The Town's ADU property mapping tool is still available and worth a look before you plan anything.

Even without a grant, a legal suite can make financial sense. Some lenders count rental income from a legal unit when you qualify, and homeowners can fund construction with a refinance or a HELOC. I'll compare those routes so your payment stays manageable while the work is done.

Ajax property tax and your budget

Ajax's 2026 residential tax rate is 1.388664 percent, or roughly $1,389 a year per $100,000 of assessed value. Lenders count that in your debt ratios. There's no municipal land transfer tax in Ajax, and first-time buyers can claim up to $4,000 back on the Ontario land transfer tax.

Renewing or refinancing an Ajax mortgage

Many Ajax owners bought when prices peaked a few years ago. With TRREB's Ajax benchmark down 4.14 percent year over year in September 2026, some have less equity than they expected, and that affects refinancing more than renewing. A straight renewal or switch doesn't need much equity, while taking cash out generally keeps you at or under 80 percent of the home's value.

If your mortgage is uninsured, switching lenders at renewal doesn't require the stress test, so you can compare offers even if your finances have shifted. If you want to consolidate debt or fund a renovation, I'll check what an appraisal is likely to support before we apply, so the numbers hold up.

First-time buyers in Ajax

Ajax's median price of $750,000 in September 2026 puts many first homes within reach of an insured mortgage. A first-time buyer can pair an FHSA with the Ontario land transfer tax refund and, on an insured mortgage, a 30-year amortization. I'll show you how those pieces fit together, what closing costs to budget, and what payment you'd be comfortable with, which is often lower than the maximum a lender will approve.

Why start with me?

Your bank shows you its own products. I compare lenders across the market through my brokerage and explain the trade-offs in plain language, so you choose with the full picture. I'm a real estate investor, so I understand rental units and long-term plans, and as a former correctional officer I'm comfortable with shift work, overtime and pension income that some lenders handle clumsily.

FAQ

Ajax mortgage questions.

Can I get a mortgage for a pre-construction condo in Ajax?

Yes, though the approval happens closer to closing. When you sign, we confirm you'd qualify today and plan your deposits. As closing nears, a lender approves the final mortgage based on your income and the unit's appraised value at that time. Getting advice before you sign helps you avoid a shortfall later.

Is the Ajax ADU grant still available?

No. The Town's Build More, Get More grant is closed to new intake. You can still add a legal unit where zoning allows, and some lenders will count its rent toward your qualifying income. The Town's ADU mapping tool shows which properties are eligible.

Do I pay a municipal land transfer tax in Ajax?

No. Only Toronto charges one. You'll pay the Ontario land transfer tax, and if you're a first-time buyer you can get up to $4,000 of it refunded.

Do you have an office in Ajax?

No, I'm based in Burlington. I work with Ajax clients by phone and video, and documents are signed electronically. If you'd prefer to meet, we can arrange a time. Your lender options and service are the same wherever you live in Ontario.

How much down payment do I need in Ajax?

For homes under $1.5 million, it's 5 percent of the first $500,000 plus 10 percent of the rest, with mortgage insurance. At $1.5 million or more, you'll need 20 percent. With Ajax's median near $750,000 in September 2026, many buyers fall in the insured range.

Should I renew with my current lender?

Maybe, but compare first. Start four to six months before your renewal date. If your mortgage is uninsured, a straight switch to another lender at renewal doesn't need the stress test, which gives you room to shop. I'll put your renewal letter beside other offers so you can see the difference.

Can I refinance my Ajax home if prices have dropped?

Possibly. A refinance generally lets you borrow up to 80 percent of the home's appraised value, so lower prices can reduce how much cash you can take out. I'll estimate what an appraisal is likely to support before we apply, so you know the realistic number up front.
