Pickering mortgages, from Seaton to the lake.
New subdivisions in the north, towers rising downtown and established streets by the water. Each one calls for a slightly different mortgage plan.

If you're buying, renewing or refinancing in Pickering, I'll compare lenders across the market and handle your file from approval to funding. I'm a Mortgage Agent Level 1 based in Burlington, working with Pickering clients by phone and video, or in person by appointment. In September 2026, Pickering's average price was the highest of the five Durham municipalities I cover, so down payment planning matters here.

Buying a new build in Seaton?
Seaton is Pickering's main new-build growth area, with neighbourhoods like Lamoreaux, Mount Pleasant and Wilson Meadows. Buying from a builder is different from a resale purchase, and the financing should be planned before you sign the agreement.
Closings can be a year or more away and dates sometimes move. I'll check that you qualify today, map out the builder's deposit schedule, and make sure your approval or rate hold lines up with the real closing. If the home appraises below what you paid when it's finished, you'll need to cover the gap, so we plan for that too.
New builds come with some useful rules. First-time buyers and anyone buying a new build can get a 30-year amortization on an insured mortgage. The federal first-time buyer rebate covers up to $50,000 of GST on new homes up to $1 million, and Ontario's Enhanced New Housing Rebate offers up to $80,000 of the provincial portion for eligible owner-occupiers on agreements dated April 1, 2026 to March 31, 2027.
What's happening in Pickering City Centre?
Downtown Pickering is turning into a high-rise neighbourhood. CentreCourt's Pickering City Centre plan includes about 6,000 units, and the first block of towers is under construction. A separate four-tower, 1,356-unit proposal on Kingston Road had its public meeting on May 11, 2026.
For condo buyers, that means choice, but it also means doing your homework. Lenders look at the building, the unit size and the condo fees, and pre-construction purchases are approved based on the appraisal at completion. I'll walk through those details with you before you commit to a deposit.
How much down payment do I need at Pickering prices?
CLAR's September 2026 average for Pickering was $923,270, with a median of $825,110. For homes under $1.5 million, the minimum down payment is 5 percent of the first $500,000 and 10 percent of everything above it, with mortgage insurance. On an $825,000 home, that's $25,000 plus $32,500, or $57,500. Over $1.5 million, 20 percent down is required.
If you're a first-time buyer, an FHSA lets you save up to $40,000 over your lifetime with deductible contributions and tax-free qualifying withdrawals. Ontario's land transfer tax refund for first-time buyers is worth up to $4,000, and Pickering has no municipal land transfer tax.
Commuting from Pickering
Pickering has good options in every direction. Pickering GO sits on the Lakeshore East line, Highways 401 and 407 run through the city, and a 407 Transitway station is planned at Brock Road. Where you'll commute often shapes which neighbourhood you choose, which in turn shapes the price range we plan for.
Adding a suite or tapping equity
Pickering and Whitby share a set of pre-approved designs for detached additional dwelling units, which can shorten the design stage for a garden or laneway suite. If you're building one, a refinance or HELOC can often fund the work, and some lenders will count the future rent from a legal unit toward qualifying.
On property tax, a summary of the City's 2026 rates puts Pickering's residential rate at about 1.337288 percent. The City's own page still showed 2025 rates when I checked, so I'll use the actual tax bill for your property in any approval.
Renewing a Pickering mortgage
If you bought in Bay Ridges, Amberlea or Liverpool a few years ago, your renewal may be coming up at a very different rate than the one you started with. Begin four to six months early, because many lenders allow a rate hold well ahead of renewal. The Bank of Canada raised its policy rate to 2.50 percent on October 28, 2026, so timing can matter.
If your mortgage is uninsured, a straight switch to another lender at renewal is exempt from the stress test. That means you can shop the market even if your income has changed. I'll compare your renewal letter with other lenders and explain what each term would cost you, so you aren't signing your bank's offer by default.
Pickering buyers moving from Toronto
Many Pickering buyers are coming from Toronto, and one difference is easy to miss: Pickering has no municipal land transfer tax, so closing costs can be noticeably lower than on a comparable Toronto purchase. Commuting by Pickering GO, the 401 or the 407 also keeps the city connected. I'll help you plan the full move, including timing a sale and purchase, porting your existing mortgage if that makes sense, and budgeting closing costs accurately.
Why come to me before your bank?
A bank can only offer its own products. Through my brokerage I compare lenders across the market, and I explain the trade-offs in plain language. I'm based in Burlington and work with Pickering clients remotely or by appointment. As a real estate investor and a former correctional officer, I'm comfortable with rental income, suites, shift work and overtime, the details that often trip up a standard bank application.

When should I talk to you about a Seaton new build?
Before you sign with the builder. We'll confirm you qualify now, plan your deposits, and make sure the approval can carry through to closing. New builds may also qualify you for a 30-year insured amortization and new-home sales tax rebates, which your lawyer will confirm.
What's the minimum down payment on a Pickering home?
For homes under $1.5 million, 5 percent of the first $500,000 plus 10 percent of the rest. On a home at Pickering's September 2026 median of $825,110, that's about $57,500. Homes at $1.5 million or more need 20 percent down.
Is there a land transfer tax in Pickering?
Just the Ontario land transfer tax. Toronto is the only city that adds a municipal one. First-time buyers can get up to $4,000 of the provincial tax refunded.
Can I finance a garden suite in Pickering?
Often, yes. Homeowners with equity typically use a refinance or a HELOC to pay for the build. Pickering and Whitby share pre-approved designs for detached units, which can save time on the planning side.
Do you work with Pickering clients remotely?
Yes. I'm based in Burlington, and most of my Durham clients work with me by phone and video with electronic signing. If you'd rather meet, we can book a time.
How long does a pre-approval last?
It depends on the lender, but rate holds commonly run up to 120 days. If your search runs longer, we can refresh it. For new builds with distant closings, we plan differently, because the final approval happens closer to the closing date.
Can I use my FHSA and RRSP together for a Pickering home?
First-time buyers often combine savings sources for a down payment. The FHSA gives you up to $40,000 of lifetime room with tax-free qualifying withdrawals. Your accountant can confirm how it fits with any RRSP withdrawal, and I'll build the down payment plan around whatever you're using.
