Hamilton mortgages, mapped to your neighbourhood.
From the Mountain to the Lower City to Waterdown, I compare lenders across the market and explain every trade-off before you sign anything.

If you're buying, renewing or refinancing in Hamilton, I'm a Burlington-based mortgage agent who compares lenders across the market for you and explains the trade-offs in plain language. Hamilton's benchmark price was $664,500 in September 2026, down 6.0% from a year earlier, so buyers have more room to negotiate than they've had in a while.

What is the Hamilton housing market doing right now?
In short: prices have eased and buyers have more choice. Cornerstone's benchmark price for Hamilton was $664,500 in September 2026, down 0.9% from August and 6.0% from a year earlier.
The detail behind that is just as useful. A September summary of Cornerstone's numbers counted 376 sales in the city, down 22.8% from last year, an average price of $714,420 and a median of $640,000. Inventory sat at 2,064 listings, homes took 46 days to sell on average, and supply worked out to 4.8 months.
For a buyer, that combination usually means time. Time to keep a financing condition in your offer, time to book a proper inspection and time to compare lenders instead of grabbing the first approval you're handed. For an owner renewing or refinancing, softer prices matter in a different way: the appraised value sets how much equity a lender will let you use, so I check value expectations early instead of discovering a gap at the end.
How much are property taxes in Hamilton in 2026?
It depends on where you live. Hamilton is one city, but the combined 2026 residential rate still varies by former municipality and by the level of fire service each area receives.
Lenders count your property tax in the debt service ratios they use to approve you, so the same price can qualify slightly differently on the Mountain than in Flamborough. On a home assessed at $500,000, the gap between the urban rate and the Flamborough rate is about $1,190 a year.
- Urban Hamilton, full-time fire service: 1.557%
- Ancaster: 1.428%
- Dundas, composite fire service: 1.424%
- Stoney Creek, full-time fire service: 1.420%
- Flamborough, including Waterdown, composite fire service: 1.319%
- Those totals combine the city-wide general rate of 1.0566%, the 0.153% education rate and area charges. Check your own bill or the City's 2026 by-law before you budget.
How is transit changing where people buy?
Hamilton is in the middle of its biggest transit build in decades, and it's already shaping how people shop for homes.
Confederation GO in Stoney Creek opened on October 27, 2026, with 13 weekday and 15 weekend trains on the Lakeshore West line and 148 parking spaces. It joins Hamilton GO Centre and West Harbour on the same line.
The Hamilton LRT is the other big piece. The province awarded the civil and utility contract to the Aecon-led Hamilton Transit Alliance on April 30, 2026, for a 14 km line from McMaster University to Eastgate. Work is visible already: the Main and Ottawa intersection closed for utility work starting August 17, 2026.
Planning is following the tracks. On September 29, 2026, Hamilton's Planning Committee approved 19 Protected Major Transit Station Areas around three GO stations and 17 LRT stops, pending provincial approval. Those areas are where the city expects more density over time.
From a mortgage point of view, buying near a construction corridor is fine, but I'll make sure your appraisal, your closing date and your rate hold all line up, because disruption can stretch timelines.
Can I still get city money to build a secondary suite?
Not through the program most people remember. Hamilton's Additional Dwelling Unit and Multi-Plex Incentive, which covered 70% of eligible costs up to $40,000 per unit, is fully allocated and closed.
That doesn't take a basement or garden suite off the table. It changes how you pay for it. The usual routes are a refinance that pulls equity out in one lump sum, a home equity line of credit you draw on as the contractor bills you, or, for larger projects, a lender that will fund in stages. I'll lay those side by side, including how each one affects your monthly cash flow while the unit is being built.
Why talk to a mortgage agent before your bank in Hamilton?
Because your bank can only offer what's on its own shelf. I compare lenders across the market, including banks, credit unions, monoline lenders and alternative lenders when they're the right fit, and show you the trade-offs between them.
Hamilton files come in every shape. First homes on the Mountain, older brick semis in the Lower City, rentals near McMaster, trades and business owners with income that doesn't fit a pay stub. Each of those can price and qualify very differently depending on the lender.
I'm based in Burlington, just along the 403, and I meet clients in person or by video. Before mortgages I was a correctional officer, and I invest in real estate myself, so I'm used to straight conversations about risk, rules and numbers.

Hamilton mortgage questions.
Is it a good time to buy in Hamilton?
I can't call the market, but I can tell you what the numbers say. In September 2026 Hamilton's benchmark price was down 6.0% from a year earlier, supply sat around 4.8 months and homes took about 46 days to sell. That generally gives buyers more room to negotiate and keep conditions. Whether it's the right time for you depends on your budget, your job and how long you plan to stay.
Does Hamilton have a municipal land transfer tax?
No. In Ontario only the City of Toronto charges a municipal land transfer tax. In Hamilton you pay the provincial land transfer tax only, and first-time buyers can claim a refund of up to $4,000 from the province. The tools page on this site estimates your provincial tax.
Do Hamilton's property tax differences affect how much I can borrow?
A little, yes. Lenders include property tax in the ratios they use to approve you. The combined 2026 rate ranges from about 1.32% in Flamborough to about 1.56% in urban Hamilton, so on the same purchase price the tax line, and your borrowing room, can differ. I use the actual rate for the address when I run your numbers.
What does the October 2026 rate hike mean for Hamilton homeowners?
The Bank of Canada raised its policy rate by 0.25% to 2.50% on October 28, 2026. Variable-rate mortgages and home equity lines tied to prime usually feel that first. If you're renewing in the next few months, it's worth comparing options early and holding a rate while you decide.
Can you help if my bank turned me down?
Often, yes. Banks have one set of rules. Other lenders treat self-employed income, recent credit issues or unusual properties differently. I'll tell you honestly what your realistic options are, what they cost and what a plan back to a regular lender looks like.
Are you a mortgage broker?
I'm a Mortgage Agent Level 1, licensed by FSRA, working through Mortgage Financial Corporation, FSRA brokerage licence 10421. In practice you get the same service people expect from a broker: I compare lenders and manage your file from application to funding.
Which parts of Hamilton does Cornerstone report separately?
Cornerstone breaks the city into Ancaster, Dundas, Flamborough, Glanbrook, Hamilton Centre, Hamilton East, Hamilton Mountain, Hamilton West, Stoney Creek and Waterdown. Prices and supply can differ a lot between them, so when you're comparing areas I'll pull the community-level figures instead of relying on the city-wide benchmark.
