Is Whitby a good place to buy with GO in mind?

For rail commuters, it just got easier. Starting October 27, 2026, Whitby GO added three new morning and three new afternoon rush-hour trips. More trains at the times people actually travel make a home near the station easier to live with, and easier to sell later.

The station area is also set to change. The Province approved Whitby's GO station area plan (OPA 138) on March 16, 2026, and Infrastructure Ontario has proposed a transit-oriented community there with six towers and about 2,400 homes. If you're buying a condo nearby, I'll look at how lenders treat the building and the unit size before you firm up.

Whitby's market in plain terms

September 2026 brought 91 sales with an average of $885,319 and a median of $850,000, according to CLAR. With 4.74 months of inventory, buyers have some room, but homes still moved in 25 days on average. TRREB's benchmark index for Whitby was $897,200, down 5.55 percent from a year earlier.

Detached houses were 55 of the 91 sales. At these price points, down payment rules matter: under $1.5 million you can buy with 5 percent down on the first $500,000 and 10 percent on the rest, with mortgage insurance. First-time buyers and new-build purchasers can get a 30-year amortization on an insured mortgage, which can make a real difference to what you qualify for.

Adding a basement suite? The deadline to know

Whitby is one of the few Durham municipalities still actively helping homeowners add a unit. Its Additional Dwelling Unit incentive, funded through the Housing Accelerator Fund, reimburses permit, registration, curb-cut and below-grade-entrance fees. To qualify, you need a complete building permit application in by December 31, 2026, and the unit registered by March 31, 2027. Whitby and Pickering also share pre-approved designs for detached units.

The financing side is where I come in. Depending on your equity, a suite can be paid for with a refinance, a HELOC or a purchase plus improvements mortgage, and some lenders will count expected rent from a legal suite toward your qualifying income. I'll compare those routes so the build doesn't strain your monthly budget.

Brooklin and north Whitby

Brooklin is where Whitby's next wave of growth is planned. Council adopted the Brooklin urban expansion, OPA 148, in March 2026, and it's waiting on provincial approval. If you're looking at future new-build phases there, the closing could be a long way off, so the plan we build should hold up even if rates or your income change before then.

For buyers already eyeing a builder's release, I'll walk through deposit schedules, what happens if the closing date moves, and how an appraisal is handled on a new build. Federal and Ontario rebates on new-home sales tax may also apply, and I'll point them out for your lawyer to confirm.

What Whitby's property tax means for your approval

Whitby's 2026 residential tax rate is 1.382491 percent, or about $1,382 a year for every $100,000 of assessed value. Lenders include that in your housing costs, so I use the actual figure for the property you're buying. Whitby has no municipal land transfer tax, and first-time buyers can get up to $4,000 of the Ontario tax refunded.

Moving up from a Whitby townhouse or condo

Plenty of Whitby buyers are on their second home: a townhouse or condo first, then a detached house in Brooklin, Williamsburg or Taunton North once the family grows. The order you do things in matters. Buying first gives you certainty on the new place but may require bridge financing; selling first frees your equity but can leave you renting for a stretch.

Your existing mortgage also shapes the plan. You may be able to port it to the new home and blend in extra funds, or it may be cheaper to break it and start fresh. I'll get your penalty quote, compare both paths and show you the real monthly cost of each, so the move fits your budget as well as your floor plan.

Self-employed or on commission in Whitby?

If your income comes from a business, contracts or commissions, a bank may only look at the number on your tax return. Other lenders take a broader view, such as averaging two years of income, adding back certain business expenses or reviewing bank statements. I'll prepare your file so the lender sees the income you actually rely on, and I'll tell you up front which documents will make the difference.

Why work with me?

I'm based in Burlington, and I'll be straight with you about that. What you get is someone who compares lenders across the market instead of one bank's shelf, answers the phone, and explains the trade-offs before anyone pulls your credit. I'm a real estate investor myself, so suites, rental income and equity plans are familiar ground, and as a former correctional officer I know how to present shift and overtime income to a lender.

FAQ

Whitby mortgage questions.

Can I finance a basement suite in Whitby?

Usually, yes. Homeowners with equity often use a refinance or a HELOC, and buyers can sometimes fold renovation costs into a purchase mortgage. Some lenders will count rent from a legal suite toward qualifying. Whitby's ADU incentive also reimburses certain fees if your complete permit application is in by December 31, 2026.

Do you meet Whitby clients in person?

I'm based in Burlington and do most Durham work by phone and video, with electronic signing. If you'd like to meet, we can book a time. Either way, you get the same lenders and the same service.

Is there a land transfer tax in Whitby?

Only the Ontario land transfer tax applies. Toronto is the only city with its own municipal tax. First-time buyers can claim a refund of up to $4,000 on the provincial tax within 18 months of closing.

I'm buying a new build in Brooklin. When should I talk to you?

Before you sign, if you can. We'll check what you qualify for now, how the builder's deposits are structured, and whether your approval can stretch to closing. New builds may also let first-time buyers use a 30-year insured amortization.

How fast are Whitby homes selling?

In September 2026, CLAR reported an average of 25 days on market with 4.74 months of inventory. That gives buyers some breathing room, but well-priced homes still go quickly, so a pre-approval with a rate hold is worth having before you start viewing.

My Whitby mortgage renews soon. What should I do?

Start four to six months ahead. A lender can usually hold a rate for a set period before renewal, and if your mortgage is uninsured, a straight switch to a new lender at renewal doesn't require the stress test. I'll compare your renewal offer against the market so you can decide with real numbers.
