The short answer

If you're buying or renewing in Grimsby, I'm a Burlington-based mortgage agent who compares lenders across the market and explains each option clearly. Grimsby's benchmark price was $673,700 in September 2026, down 5.4% from a year earlier, and homes sold in 33 days on average, the quickest in Niagara, so being pre-approved before you shop really matters here.

What is the Grimsby housing market doing?

Prices are a little softer and homes are still moving quickly. The Niagara Association of REALTORS put Grimsby's benchmark price at $673,700 in September 2026, down 5.4% from last year and up 0.1% from August.

Sales picked up to 39, a 25.8% jump from a year earlier, against 95 new listings. Homes sold in 33 days on average, the fastest pace in Niagara.

That pace changes how you should shop. In a slower market you can write an offer and sort the mortgage out during the conditional period. In Grimsby, the right home may draw more than one buyer, so I'd want your pre-approval done, your down payment documents ready and a rate hold in place before you start booking showings.

How do condos change the mortgage picture in Grimsby?

Condos and other attached homes made up about 47% of Grimsby sales over the 52 weeks to October 2026, with detached homes at 36% and townhouses at 16%. That's a big share, and condo financing has a few extra moving parts.

Lenders count some or all of your monthly condo fee in your approval, depending on the lender, so the same price can qualify differently from building to building. Your lawyer will review the status certificate, and I'll want to see it too, because a thin reserve fund or a special assessment can affect both your budget and the lender's comfort.

If you're buying a newer unit along the lake, I'll also check whether it's a resale or a new build, because new builds open the door to the Ontario Enhanced New Housing Rebate and, for insured mortgages, a 30-year amortization.

Can I get a mortgage on a heritage cottage at Grimsby Beach?

Yes, with some homework. Grimsby Beach is known for its gingerbread cottages, many built before 1945 and protected as heritage properties, according to the Town.

Heritage status mostly affects what you can change outside, so it matters for renovation plans and sometimes for insurance. Lenders care about two things: that the home can be insured at closing, and that the appraisal supports the price. Older wiring, heating or foundations can come up on an inspection, and seasonal-style construction can be a question for some lenders.

I'll match you with a lender comfortable with older and unique properties, and if the cottage needs work, we can look at financing improvements into the purchase.

What does the new Grimsby GO station mean for buyers?

It makes a train commute realistic within a couple of years. The province awarded the major construction contract for Grimsby GO on October 8, 2026, with completion expected in the second half of 2027. Plans include 220 parking spaces and a five-bay bus loop.

Until then, most commuters rely on the QEW. I'd treat the station as a lifestyle bonus rather than something to stretch your budget for, but if you plan to stay a while, it's a fair thing to weigh when comparing Grimsby to other towns along the lake.

How much are property taxes in Grimsby in 2026?

Grimsby's combined 2026 residential rate is 1.368236%. That's about $1,368 a year for every $100,000 of assessed value.

It's made up of roughly 0.354% for the Town, 0.861% for Niagara Region and 0.153% for education. One thing changed this year: the Town moved its wastewater levy off the property tax bill in 2026, so compare carefully if you're looking at older tax bills from a listing. Lenders count property tax in your approval, and I use the current figure.

Escarpment and rural properties

Homes up on the escarpment or outside the serviced core can come with wells, septic systems or larger lots. Most lenders are fine with them, but they'll want a water test, a septic inspection or both, and some cap how much land they'll value. If you're looking at something like that, tell me early so we pick a lender that's comfortable with it from the start.

Renewing or refinancing in Grimsby?

Start a few months out. The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, and variable-rate mortgages and lines of credit tied to prime usually feel that first.

Your current lender's renewal letter is one offer. I'll compare the rest of the market, and if your mortgage is uninsured and you're moving the same balance, OSFI exempts that straight switch from the stress test. If you want to tap equity for a renovation or to help family buy, we'll look at a refinance or a home equity line side by side.

Grimsby mortgage questions.

How fast are homes selling in Grimsby?

In September 2026, Grimsby homes sold in 33 days on average, the fastest pace in Niagara according to the Niagara Association of REALTORS. Sales rose 25.8% from a year earlier. If you're house hunting, have your pre-approval and down payment documents ready before you start.

What is the property tax rate in Grimsby?

The combined 2026 residential rate is 1.368236%, which includes about 0.354% for the Town, 0.861% for Niagara Region and 0.153% for education. That's roughly $1,368 a year per $100,000 of assessed value. The wastewater levy moved off the tax bill in 2026.

When will Grimsby GO open?

The province awarded the major construction contract on October 8, 2026, and expects completion in the second half of 2027. The station is planned with 220 parking spaces and a five-bay bus loop. Check Metrolinx and GO Transit for updated timing.

Is it harder to finance a condo than a house?

Not harder, just different. Lenders include some or all of the condo fee in your approval, and your lawyer will review the status certificate for the reserve fund and any special assessments. A strong building makes the file simple. A weak one can limit which lenders will say yes.

Do I pay a municipal land transfer tax in Grimsby?

No. Toronto is the only Ontario city with a municipal land transfer tax. In Grimsby you pay the provincial land transfer tax only, and first-time buyers can claim a refund of up to $4,000.

Do you work with clients in Grimsby?

Yes. I'm based in Burlington, just along the QEW, and I meet clients in person or by phone and video with electronic signing. As a Mortgage Agent Level 1, I work through Mortgage Financial Corporation, FSRA brokerage licence 10421.

Can I get a mortgage on a heritage property in Grimsby?

Yes. Many of the gingerbread cottages at Grimsby Beach were built before 1945 and are heritage protected. Lenders mainly need the home to be insurable and the appraisal to support the price. Heritage rules mostly affect exterior changes, so check them before you plan renovations.

Are most Grimsby sales condos?

Close to half. Over the 52 weeks to October 2026, condos and other attached homes were about 47% of Grimsby sales, detached homes 36% and townhouses 16%, according to a local market report. That's why I review condo fees and status certificates early on Grimsby files.
