Dundas mortgages for homes with character.
Older homes, renovations and renewals in the valley. I compare lenders and make sure the property and the financing fit together.

If you're buying, renovating or renewing in Dundas, I compare lenders across the market and flag anything about the home that a lender or insurer will care about. Dundas's combined 2026 residential tax rate is 1.424% with composite fire service, and with the LRT planned to start at nearby McMaster, it's a community a lot of buyers are watching.

What should I know before financing an older Dundas home?
Get the inspection and the insurance quote before you firm up. Lenders want the home insured from closing day, and insurers ask about wiring, heating, plumbing and the roof on older properties.
If something comes up, it's rarely a deal breaker. It's a negotiation point, a holdback, or a reason to finance the repair into the purchase. Some lenders offer purchase plus improvements, where the cost of agreed work is added to the mortgage and released once it's done. I'll tell you which lenders handle that well and what paperwork they'll want from your contractor.
How do Dundas property taxes compare in 2026?
Dundas's combined 2026 residential rate is 1.424%, about $1,424 a year per $100,000 of assessed value. That's close to Ancaster at 1.428% and below urban Hamilton at 1.557%, mainly because of the composite fire service model.
Lenders count property tax in your approval, so I always plug in the actual rate for the address. The City's 2026 by-law sets the general rate at 1.0566% and the education rate at 0.153%, with area charges making up the rest.
How can I pay for a renovation on a home I already own?
Through your equity, in whatever shape suits the project. A home equity line of credit works well when costs come in over months. A refinance makes sense if you want one fixed payment and a known end date. For a small project, a modest top-up at renewal may be enough.
Hamilton's Additional Dwelling Unit and Multi-Plex Incentive, which helped with secondary suites, is now fully allocated and closed, so suite projects need to stand on their own numbers. I'll show you the payment, the interest cost and the penalty risk of each route before you call a contractor.
What does the LRT mean for Dundas?
The planned Hamilton LRT runs 14 km from McMaster University to Eastgate. The province awarded the civil and utility contract on April 30, 2026. McMaster is next door to Dundas, so for students, staff and anyone heading downtown, it may change how people think about the west end.
I don't put a price tag on future transit. I'd rather you buy a home you're happy to carry on today's numbers, with any future boost treated as a bonus.
Renewing in Dundas after the October hike?
Compare before you sign. The Bank of Canada raised its policy rate by 0.25% to 2.50% on October 28, 2026. Variable-rate mortgages and lines of credit tied to prime usually feel that first.
Your renewal letter is one lender's offer. I'll show you what the rest of the market looks like, what switching would involve, and whether a top-up for that renovation you've been planning makes more sense now or later.

What is the property tax rate in Dundas?
The combined 2026 residential rate for Dundas, with composite fire service, is 1.424%, according to a summary of the City of Hamilton's 2026 rates. That's roughly $1,424 a year per $100,000 of assessed value. Your tax bill or the City's 2026 by-law will confirm the figure for your property.
Can I add renovation costs to my Dundas mortgage when I buy?
Often, yes. Purchase plus improvements programs let some lenders add agreed renovation costs to the mortgage, with the money released once the work is done and inspected. You'll need contractor quotes up front. I'll tell you which lenders offer it and how the limits work.
Will an older home make it harder to get a mortgage?
Usually not, as long as the home can be insured and the appraisal supports the price. Issues an inspection finds can often be handled through price, a holdback or financing the repair. The earlier we know about them, the more options we have.
Is there still city funding for secondary suites in Hamilton?
The City's Additional Dwelling Unit and Multi-Plex Incentive is fully allocated and closed, according to the City. If you're planning a suite in Dundas, we'd finance it through your equity with a refinance or a home equity line instead.
Do you meet clients in Dundas?
I'm based in Burlington and glad to meet nearby, but most of my clients work with me by phone and video and sign electronically. It's your call.
Can I switch lenders at renewal without the stress test?
The question is whether you're adding money. OSFI exempts straight switches of uninsured mortgages at renewal from the stress test, meaning you move the same balance and amortization to a new lender without requalifying at a higher rate. Add funds or stretch the amortization and you'll usually need to qualify again.
