Hamilton rental mortgages from a fellow investor.
Rentals, duplexes and adding a suite. I invest in real estate too, and I'll structure the financing around your cash flow and your next purchase.

If you're financing a rental or multi-unit property in Hamilton, I compare lenders that treat rental income differently, then structure the mortgage around your cash flow and your next purchase. The Hamilton-Burlington board's benchmark price was $718,600 in September 2026, down 5.1% from a year earlier, with 4.6 months of supply, which gives investors more negotiating room than in recent years.

What does today's Hamilton market mean for investors?
More inventory and less competition. Within the City of Hamilton, a September 2026 summary of Cornerstone data counted 2,064 listings, 376 sales, down 22.8% from a year earlier, and 4.8 months of supply. Homes took about 46 days to sell.
For an investor, that tends to mean time to do proper due diligence: leases, rent rolls, the condition of each unit and whether any existing suite is legal. It also means conditional offers are more realistic, so you can line up financing that matches the property instead of rushing into whatever approval is fastest.
How do lenders look at rental income?
Very differently from one lender to the next, and that's where comparing pays off. Some add a portion of the rent to your income. Others subtract it from the property's costs. Some look mainly at whether the property carries itself.
Most lenders expect at least 20% down on a rental you won't live in. If you plan to live in one unit of a small multi-unit building, the rules can be different, so tell me your plans early. I'll also look at how this mortgage affects your ability to qualify for the next property, because for most investors, the second and third purchases are the real goal.
Where is Hamilton planning more housing?
Along its transit lines. On September 29, 2026, Hamilton's Planning Committee approved 19 Protected Major Transit Station Areas around three GO stations and 17 LRT stops, pending provincial approval. The 14 km LRT will run from McMaster University to Eastgate, with the civil and utility contract awarded on April 30, 2026.
Confederation GO in Stoney Creek also opened on October 27, 2026, adding a third Lakeshore West stop in the city.
Planning designations don't guarantee anything about rents or values, and I won't pretend they do. They are worth reading closely if you're buying with redevelopment or added units in mind, and worth discussing with a planner or lawyer before you firm up.
How do I finance adding a suite in Hamilton?
From your equity, since the City's program is closed. Hamilton's Additional Dwelling Unit and Multi-Plex Incentive, which covered 70% of eligible costs up to $40,000 per unit, is fully allocated.
The usual options are a refinance, a home equity line of credit drawn as the work progresses, or a lender that funds construction in stages. A line of credit keeps interest low during the build because you only pay on what you've drawn. A refinance gives you a fixed payment. I'll model both against the rent you expect once the unit is legal and occupied.
How do property taxes affect a Hamilton rental?
They come straight off your cash flow, and they vary by area. The combined 2026 residential rate is 1.557% in urban Hamilton, 1.428% in Ancaster, 1.424% in Dundas, 1.420% in Stoney Creek and 1.319% in Flamborough.
On a property assessed at $500,000, the urban rate works out to about $7,785 a year, compared with about $6,595 in Flamborough. I use the actual rate for the address in every scenario I run.
Renewing or refinancing a rental after the rate hike?
Look at the whole portfolio first. The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, which tends to hit variable mortgages and lines of credit tied to prime first, and those are common on rentals.
At renewal, I'll compare lenders for the property itself and check how each option affects what you can borrow next. Sometimes the cheapest renewal on one property makes the next purchase harder. If you're thinking about pulling equity out, we'll test the cash flow at today's rates, not the rates you bought at.

Hamilton mortgage questions.
How much do I need down on a Hamilton rental property?
Most lenders expect at least 20% down on a rental you won't live in. If you'll live in one of the units, the down payment rules can be different. I'll confirm the minimum for your exact situation before you make an offer.
Can I use the equity in my home to buy a rental?
Often, yes. A refinance or a home equity line of credit on your current home can fund the down payment. It increases your debt, so I'll show you what it does to your payments, your qualifying room and your risk if rents or rates move against you.
Will lenders count the rent from the property?
Usually some of it. Each lender has its own method: adding part of the rent to your income, offsetting the property's costs, or a mix. Signed leases and a rent roll help. Choosing a lender whose method suits your portfolio is one of the main ways I add value for investors.
Is there still funding to add a secondary suite in Hamilton?
Not through the City's Additional Dwelling Unit and Multi-Plex Incentive, which is fully allocated and closed. Suites can still be financed through a refinance, a line of credit or staged construction funding.
What are the transit station areas I keep hearing about?
On September 29, 2026, Hamilton's Planning Committee approved 19 Protected Major Transit Station Areas around three GO stations and 17 LRT stops, pending provincial approval. They're areas where the city plans for more housing near transit. Check with a planner before buying on the strength of them.
Do you invest in real estate yourself?
I do. That's part of why I like working with investors: I've thought through the same questions about leverage, cash flow and what the next lender will say. I'm a Mortgage Agent Level 1 with Mortgage Financial Corporation, FSRA brokerage licence 10421.
Do property taxes differ for rentals across Hamilton?
The residential rate depends on the area, not on whether you rent the home out. In 2026 it ranges from 1.319% in Flamborough to 1.557% in urban Hamilton. On a $500,000 assessment that's a gap of about $1,190 a year, which matters on a tight cash flow.
