Waterdown mortgages, new build or resale.
Builder closings, rebates and renewals in Waterdown and the rest of Flamborough. I compare lenders and make sure the timing works.

If you're buying or refinancing in Waterdown, I compare lenders across the market and handle the timing that new-build closings demand. Waterdown is in Flamborough, where the combined 2026 residential tax rate is 1.319% with composite fire service, and buyers of new homes may qualify for an Ontario rebate of up to $80,000 on agreements signed before April 1, 2027.

What new-build rebates can Waterdown buyers get?
Two big ones, and they stack differently depending on who you are.
The Ontario Enhanced New Housing Rebate covers up to $80,000 of the provincial portion of HST for any eligible owner-occupier, first-time buyer or not, on agreements dated April 1, 2026 to March 31, 2027 for homes under $1.85 million. The federal first-time buyer GST/HST rebate covers up to $50,000 of the federal portion on new homes up to $1 million, phasing out by $1.5 million, for agreements from March 20, 2025 until 2031.
Builders often credit rebates on the statement of adjustments, which changes how much cash you need on closing day. I'll read your agreement with you so the mortgage amount and your closing funds match what the builder is actually asking for.
How do builder closings work with a mortgage?
The main difference is time. A resale closes in weeks. A new build can take much longer, and most lenders won't hold a rate for that whole stretch.
So the plan usually happens in two passes. Early on, I confirm you'd qualify today and flag anything that could change, like a job move or a new car loan. Closer to the final closing date, I lock the rate and finalize the approval. If your builder gives an interim occupancy period before final closing, I'll make sure you've budgeted for those monthly occupancy fees too.
One more rule worth knowing: since December 15, 2024, insured mortgages on new builds can be amortized over 30 years, even if you're not a first-time buyer. That lowers the payment, at the cost of more interest over time.
What will property taxes cost in Waterdown?
Flamborough's combined 2026 residential rate is 1.319%, about $1,319 a year per $100,000 of assessed value. That's under urban Hamilton's 1.557% because of the composite fire service model.
On a brand new home your first bills can be interim or estimated until the property is assessed, and a supplementary bill can follow. Lenders will use an estimate to qualify you, and I'd rather budget conservatively so the supplementary bill isn't a shock.
Commuting from Waterdown
If you commute by train, Burlington's Lakeshore West stations, including Aldershot, are nearby options. From October 27, 2026, six trips that used to end at Oakville now run through to Appleby GO in Burlington. I'm based in Burlington myself, so meeting up in person is easy if you'd rather not do video.

Waterdown mortgage questions.
Is Waterdown part of Hamilton?
Yes. Waterdown is in Flamborough, which is part of the City of Hamilton. Cornerstone reports Waterdown and Flamborough as their own communities in its Hamilton statistics. For tax purposes, Flamborough's combined 2026 residential rate is 1.319%.
Can I get a 30-year amortization on a new Waterdown home?
If your mortgage is insured, generally yes. Since December 15, 2024, insured mortgages can use a 30-year amortization when the buyer is a first-time buyer or the home is a new build. With 20% or more down, many lenders offer 30 years anyway. I'll show you the payment and total interest both ways.
How long can a lender hold a rate for a new build?
Standard holds are much shorter than most build timelines, so for a home closing a year or more out, we usually confirm you qualify now and lock the rate closer to closing. Some lenders have longer holds for new construction. I'll tell you what's available when you're ready.
Does the Ontario new housing rebate only apply to first-time buyers?
No. The Ontario Enhanced New Housing Rebate applies to any eligible owner-occupier on agreements dated April 1, 2026 to March 31, 2027, for homes under $1.85 million. The separate federal rebate of up to $50,000 is for first-time buyers. Confirm eligibility with your lawyer and the builder.
Can I meet you near Waterdown?
Yes. I'm based in Burlington, close by, and happy to meet in person. Plenty of clients also prefer phone and video with electronic signing.
Can I get both new-home rebates?
Possibly. The federal first-time buyer GST/HST rebate of up to $50,000 applies to first-time buyers on new homes up to $1 million, phasing out by $1.5 million. The Ontario Enhanced New Housing Rebate of up to $80,000 applies to eligible owner-occupiers on agreements dated April 1, 2026 to March 31, 2027. Your lawyer confirms what applies.
