The short answer

If you're buying, renewing or using your equity in Ancaster, I compare lenders across the market and show you the trade-offs before anything is signed. Ancaster's combined 2026 residential tax rate is 1.428%, and if you're shopping near the $1.5 million mark, the insured mortgage cap and the 20% down payment rule are the first things we'll check.

How does the $1.5 million insured cap affect Ancaster buyers?

It decides how much you need down. Since December 15, 2024, insured mortgages are available on homes priced under $1.5 million. Below that line the minimum down payment is 5% of the first $500,000 plus 10% of the portion between $500,000 and $1.5 million. At $1.5 million or more you need at least 20% down.

For a move-up buyer that often means the question is really about your current home. How much equity you'll walk away with, whether you need a bridge loan while two closings overlap, and whether it makes sense to port your existing mortgage or start fresh. I'll run all three before you list.

What do Ancaster property taxes look like in 2026?

Ancaster's combined 2026 residential rate is 1.428%, about $1,428 a year per $100,000 of assessed value. That sits under urban Hamilton's 1.557% and a hair above Dundas at 1.424%.

On a larger home the tax line gets big enough to matter in your approval, since lenders count it alongside your mortgage payment and heating costs. I use your actual assessment, not an estimate, so there are no surprises when the underwriter runs the file.

Should I use my equity for renovations or a second property?

Possibly, and the structure matters as much as the amount. A home equity line of credit gives you flexibility to draw as you go. A refinance can lock a larger amount into a fixed term. A separate mortgage on a second property keeps the two homes apart.

Each has a different cost, a different penalty profile and a different effect on your monthly cash flow. If you invest in real estate, as I do, it's also worth thinking about which debt is tied to which property for tax purposes, and that's a conversation to have with your accountant before you sign.

Renewing in Ancaster this year?

Compare before you sign the letter. The Bank of Canada raised its policy rate to 2.50% on October 28, 2026, and if your renewal is coming up, a rate hold now protects you while you decide.

If you have an uninsured mortgage and you're switching lenders without adding to the balance, OSFI exempts that straight switch from the stress test. That opens up more of the market than many people realize.

Getting around from Ancaster

Most Ancaster commuters lean on Highway 403 toward Hamilton, Burlington and the GTA. For clients who'd rather not drive in to meet, I work by phone and video with electronic signing, and I'm based just up the 403 in Burlington when an in-person meeting makes more sense.

FAQ

Ancaster mortgage questions.

What is the property tax rate in Ancaster?

The combined 2026 residential rate for Ancaster is 1.428%, based on a summary of the City of Hamilton's 2026 rates. That works out to roughly $1,428 a year per $100,000 of assessed value. Your tax bill or the City's 2026 by-law will confirm the exact figure for your home.

How much do I need down on a $1.2 million home?

Under the current rules, the minimum is 5% of the first $500,000 ($25,000) plus 10% of the remaining $700,000 ($70,000), for $95,000. That's an insured mortgage, so there's also a mortgage insurance premium. At $1.5 million or more the minimum jumps to 20% down.

Can I buy my next Ancaster home before selling my current one?

Usually, yes. If your closings overlap, a bridge loan can cover the gap using the equity in the home you've sold. If you haven't sold yet, the lender will want to see that you can carry both, at least on paper. I'll map out the timing with you and your realtor.

Do I have to pass the stress test to switch lenders at renewal?

Not always. OSFI exempts straight switches of uninsured mortgages at renewal, meaning you move the same balance and amortization to a new lender. If you're adding money or changing terms, you'll likely need to qualify again. I'll tell you which situation you're in.

Do you work with Ancaster clients in person?

Yes, if you'd like. I'm based in Burlington and most clients prefer phone and video with electronic signing, but I'm glad to sit down in person.

Is a HELOC or a refinance better for an Ancaster renovation?

It depends on how the money goes out. A home equity line suits projects billed over months, since you only pay interest on what you've drawn. A refinance suits one known amount with a fixed payment. I'll compare the cost, the penalty risk and the effect on your monthly budget for both.
