The short answer

If your bank declined you in Oshawa, a B-lender or private lender may still approve you based on your equity and the full story behind your file. I'm a Mortgage Agent Level 1 who compares those options for you, explains every cost in writing before you commit, and builds a plan to move you back to a regular lender as soon as your situation allows.

What's the difference between a B-lender and a private lender?

B-lenders are regulated institutions, often trust companies, that approve borrowers the big banks won't. They're more flexible on credit history, income type and debt ratios, and they usually offer terms of one to three years. Private lenders are individuals or investment groups lending their own funds, and they focus mainly on the equity in your home and your plan to repay.

Both cost more than a bank mortgage. Rates are higher, and there are often lender and broker fees. I'll always show you every cost in writing, including any fee to my brokerage, before you agree to anything. If a bank or B-lender can approve you, we start there, because the cheapest money that fits your file is the right place to begin.

When does a second mortgage make sense?

A second mortgage sits behind your existing first mortgage. It can make sense when your first mortgage has a low rate or a large penalty to break, and you need a smaller amount for a set period, such as clearing high-interest debt, covering a tax bill or bridging until a sale closes.

The alternative is refinancing everything into one new mortgage. That can be cheaper overall if breaking your current mortgage costs less than the extra interest on a second. I'll run both versions side by side, using your actual penalty quote, so you can see which leaves you better off.

Who usually needs this kind of financing?

The files I see most often look like this:

  • Credit was damaged by a separation, illness or job loss, and you're rebuilding.
  • You're self-employed and your tax returns show less income than you actually earn.
  • You've fallen behind on property tax or have high-interest debts that are snowballing.
  • You're in or recently finished a consumer proposal.
  • You need money quickly, for example to close on a purchase before your current home sells.

How Oshawa's market affects equity-based lending

Private and B-lenders lean heavily on the value of your home, so local prices matter. CLAR's September 2026 report shows Oshawa with 5.64 months of inventory and a 26 percent sales-to-new-listings ratio, which are buyer's market conditions. Year-to-date average prices were down 8.31 percent.

In a softer market, lenders may be more careful with appraisals and how much of your value they'll lend against. I'll get a realistic sense of your home's value up front, so we size the loan for what an appraiser will support and avoid a shortfall late in the process.

The exit plan: your way back to a regular mortgage

A private or B-lender mortgage should be a bridge, and every one I arrange comes with a plan for getting off it. That usually means a short term, clear steps to rebuild your credit, cleaning up any tax or debt issues, and documenting your income so a mainstream lender can approve you at renewal.

We'll set a date to review your file well before the term ends. If your credit and income are back on track, we refinance into a lower-cost mortgage. If not, we look at what's still in the way and adjust.

What lenders look at on an Oshawa private file

Expect questions about four things: how much equity you have, the condition and location of the property, how you'll make the payments, and how you plan to pay the loan off. Most lenders want an appraisal, proof that property taxes are current or a plan to bring them current, and a clear explanation of any credit problems. The more straightforward your story, the more lender choice you'll have.

I'll gather what's needed, explain the reasons behind each request and present your file in the most accurate light. If something can be fixed first, like an unfiled tax return, we may be able to qualify you with a lower-cost lender instead.

FAQ

Oshawa mortgage questions.

Can I get a second mortgage in Oshawa with bad credit?

Often, yes. Private lenders mainly look at your home equity and your plan to repay, so a low credit score doesn't automatically rule you out. Costs are higher than a bank mortgage, and I'll show you every fee in writing before you decide.

How much does a private mortgage cost?

It depends on your equity, the property and the lender. Expect a higher rate than a bank, and usually lender and broker fees. Every cost, including any brokerage fee, is disclosed to you in writing before you commit, and you can walk away without obligation.

How long should I keep a private mortgage?

As short a time as possible. Most private terms run about a year. From day one, we work on what a regular lender needs to see, such as rebuilt credit, filed taxes and documented income, so you can refinance as soon as you qualify.

Is a B-lender the same as a private lender?

No. B-lenders are regulated institutions with more flexible rules than the big banks. Private lenders are individuals or groups lending their own money. B-lenders are usually cheaper, so if one can approve you, that's where we start.

Can I consolidate debt with a private mortgage?

Yes. Paying off high-interest cards, loans or tax arrears with your equity can lower your total monthly payments. Whether it's worth it depends on the costs and how quickly you can move to a regular lender, and I'll lay out the full math first.

Will a private mortgage hurt my credit?

Applying involves a credit check, and the new loan appears on your report. Making payments on time, and using the money to clear high-interest debt, can help you rebuild. That rebuilt credit is what lets you move to a lower-cost mortgage later.
