Milton new construction

Buying new in Milton? Plan for closing day.

A new build is two transactions: the deposits you pay now and the mortgage you need when the keys are ready. I'll help you plan both so the closing isn't a scramble.

The short answer

Financing a Milton new build means planning for the final closing, which can be months or years after you sign. Your lender qualifies you when the home is ready to close, so income, credit, rates and the home's appraised value all matter then. Eligible buyers can also use a 30-year amortization on an insured new-build mortgage, plus federal and Ontario HST rebates that can be substantial. I'll help you line up each piece.

How does a new construction mortgage work?

You sign with the builder, pay deposits on a schedule, and arrange your mortgage closer to the final closing date. Some buyers get a pre-approval at signing to understand their budget, but the formal approval comes later.

That gap is where problems come from. A change in job, a new car loan or a shift in rates before closing can change what you qualify for. I keep the file current through the build and re-check your numbers before the builder sets a firm date.

How much do I need for deposits and closing?

Builders set their own deposit schedules, often spread over several months after signing, so budget for those first. At closing, the deposits count toward your down payment, and the lender covers the rest of the purchase price under your mortgage.

Closing costs on a new build can include land transfer tax, legal fees, and builder adjustments for items like utility connections and development charges, depending on your agreement. Your lawyer will review the statement of adjustments. First-time buyers can claim up to $4,000 back on Ontario land transfer tax, and there's no municipal land transfer tax in Milton since only Toronto charges one.

Can I get a 30-year amortization on a Milton new build?

Yes, if the mortgage is insured and the home is newly built, or if you're a first-time buyer. Since December 15, 2024, those buyers can amortize insured mortgages over 30 years, while most other buyers with less than 20% down are limited to 25 years.

A longer amortization lowers the monthly payment, which can help you qualify, but you pay more interest over the life of the mortgage. I'll show you both numbers so you can choose.

Which HST rebates apply to new homes in Ontario?

Two big ones can stack. The federal first-time home buyers' GST/HST rebate covers up to $50,000 of GST on new homes up to $1 million, phasing out by $1.5 million, for agreements from March 20, 2025 until 2031.

Ontario's Enhanced New Housing Rebate covers up to $80,000 of the provincial portion of HST for any eligible owner-occupier, first-time or not, on agreements dated April 1, 2026 to March 31, 2027 for homes under $1.85 million. Builders often credit rebates on the statement of adjustments, so read your agreement carefully and confirm eligibility with your lawyer.

  • Federal FTHB GST rebate: up to $50,000
  • Ontario Enhanced New Housing Rebate: up to $80,000
  • Ontario land transfer tax refund for first-time buyers: up to $4,000

What happens if my closing is delayed?

Delays are normal with new construction, so build them into the plan. Mortgage approvals and rate holds have expiry dates. If the closing moves, we may need to extend the approval or re-qualify with updated documents.

Some lenders handle long closings better than others, and some offer longer rate holds for new builds. I choose the lender with the builder's timeline in mind as well as the rate on the day you apply.

What if the home appraises below the purchase price?

Prices can move during a long build. OMDREB reported Milton's single-family average down 2.6% year over year in September 2026, and TRREB's Milton benchmark was down 4.83%. If the appraisal at closing comes in below your contract price, the lender lends on the lower figure and you cover the difference.

We can prepare for that by keeping some cash in reserve, choosing a lender comfortable with new-build valuations, and checking values as closing approaches. It's much easier to solve with notice.

Where is Milton's new construction happening?

The Boyne Survey neighbourhoods, including Ford, Cobban, Bowes and Walker, have been building out since 2015. Next up are planned areas like the Milton Education Village, where construction could start from October 2027, and the Agerton community planned around a proposed Milton-Trafalgar GO station.

Each builder sets its own deposit structure and closing process. Bring me the agreement before you sign if you can, and I'll flag anything that affects financing.

FAQ

Milton mortgage questions.

When should I talk to a mortgage agent about a new build?

Before you sign the agreement if possible. A pre-approval shows what you can afford, and I can flag deposit or closing terms that could cause problems later. Then we stay in touch through the build.

Do I qualify at signing or at closing?

At closing. The lender looks at your income, credit and the appraised value when the home is ready, so keep your finances steady during the build and avoid new debt.

Can I stack the federal and Ontario new home rebates?

They're separate programs: the federal first-time buyer GST rebate of up to $50,000 and the Ontario Enhanced New Housing Rebate of up to $80,000. Eligibility depends on your agreement date, price and status, so confirm with your lawyer and builder.

Is a 30-year amortization available on new builds?

Yes, for insured mortgages on newly built homes, and for first-time buyers. Other buyers with less than 20% down are capped at 25 years.

What if rates rise before I close?

Many lenders let you hold a rate for a set period, and some offer longer holds for new builds. If your closing is far off, we'll plan to lock a rate once you're inside the hold window.

Is there a land transfer tax on a new home in Milton?

Yes, Ontario land transfer tax applies, though there's no municipal land transfer tax because only Toronto charges one. First-time buyers can claim a provincial refund of up to $4,000 within 18 months of closing.

Can I sell my current home before my Milton new build closes?

You can, but timing is tricky because new-build closing dates can move. Some buyers sell first and rent briefly, others carry both homes with bridge financing. I'll look at your numbers and the builder's timeline to pick the safer plan.
