Renewing in Burlington? Shop it first.

Plenty of Burlington owners locked in during 2021 and renew in 2026, right as rates turn higher. Your renewal letter is a starting offer. Let me compare it against the market.

The short answer

If your Burlington mortgage renews in the next six months, start comparing now. The Bank of Canada raised its rate to 2.50% on October 28, 2026, and many owners who took five-year terms in 2021 are renewing at higher rates. If you switch lenders at renewal without adding to your balance, an uninsured straight switch doesn't require the federal stress test, so moving to a better offer is often simpler than people expect.

Why are so many Burlington renewals landing now?

Timing. A five-year term signed in 2021, when rates were near historic lows, comes due in 2026. That's a large group of Burlington owners renewing into a market where the Bank of Canada has just moved up for the first time in three years.

The jump can be uncomfortable, but you have more control than your renewal letter suggests. Signing the first offer is the easy path. A side-by-side comparison often shows a better rate, a better term or better prepayment terms somewhere else.

When should I start my renewal?

Around four to six months before your maturity date. Many lenders let you hold a rate for up to 120 days, which means you can lock in today's offer and still take a lower one if rates fall before you renew.

Starting early also gives us time to deal with anything that needs work, like updated income documents or a property appraisal, before your current lender's deadline arrives.

  • Six months out: review your statement, balance and goals
  • Four months out: compare lenders and hold a rate
  • Final weeks: confirm the switch or renewal and sign

Do I have to pass the stress test to switch lenders?

Not for an uninsured straight switch. Under OSFI's rules, a borrower who moves an uninsured mortgage to a new lender at renewal, without increasing the amount or extending the amortization, isn't re-qualified at the minimum qualifying rate. OSFI left that framework in place in January 2026.

If you want to add money, consolidate debt or stretch the amortization, it becomes a refinance and normal qualifying applies. Insured mortgages follow their own rules. I'll tell you which bucket you're in before you apply anywhere.

Fixed or variable for a 2026 renewal?

It depends on your cash flow and your tolerance for movement. Variable payments and HELOCs follow prime, which rose with the October 28 increase. Fixed rates follow bond yields and had already been climbing before the Bank acted.

There isn't a universal answer. I'll walk you through how each option behaves if rates rise again or start to ease, what the prepayment penalty looks like on each, and which term lines up with your plans for the home.

What if the new payment is too high?

There are levers. Depending on your situation, you may be able to choose a different term, restructure the amortization, or combine the renewal with a refinance that consolidates higher-interest debt. Each one has a cost, and I'll show you that cost in plain numbers.

If your Burlington home is worth less than it was at its high point, your equity may be lower than you think, which can limit some options. Cornerstone's Burlington benchmark was $854,500 in September 2026, down 4.1% from a year earlier. We'll start with a realistic value.

What should I gather before my renewal?

A short list makes the comparison quick. Your latest mortgage statement or renewal letter shows your balance, maturity date and current rate. Recent pay stubs or, if you're self-employed, your Notices of Assessment confirm income if a new lender asks. Your property tax bill rounds it out.

If you're switching, the new lender may order an appraisal, and a lawyer or title service handles the transfer. I coordinate those pieces so the switch lands on your maturity date and you don't miss a payment.

  • Latest mortgage statement or renewal letter
  • Recent pay stubs or Notices of Assessment
  • Most recent property tax bill
  • Government photo ID

Why use a local mortgage agent for a Burlington renewal?

Because one person handles it end to end. I'm based in downtown Burlington, I compare lenders across the market, and I'll tell you if your current lender's offer is already competitive. On most standard renewals and switches the lender pays my compensation when the mortgage funds.

I'm licensed as a Mortgage Agent Level 1 with Mortgage Financial Corporation, and I'm happy to meet in person or handle everything by phone and video.

FAQ

Burlington mortgage questions.

Can I switch lenders at renewal without penalty?

Yes. At maturity you're free to move your mortgage to another lender without a prepayment penalty. There may be small costs like a discharge fee, and some lenders cover legal or appraisal costs on a switch. I'll confirm what applies to you.

How early can I lock a renewal rate?

Many lenders allow a rate hold of up to 120 days, so starting about four months before your maturity date lets you lock in and still benefit if rates drop before you renew.

Do I need a new stress test to renew?

Not if you're renewing with your current lender, or doing an uninsured straight switch to a new lender with no increase in the amount or amortization. Adding money or extending the amortization means you'll qualify under the normal rules.

What did the Bank of Canada do in October 2026?

On October 28, 2026 it raised the policy rate by 0.25 points to 2.50%, its first increase in three years. The next scheduled decision is December 9, 2026.

Should I just sign my bank's renewal letter?

Not before comparing. Your renewal letter is one lender's offer. A quick comparison across lenders shows whether you can do better on rate, term or flexibility, and it takes very little of your time.

Can I renew early in Burlington if rates are rising?

Some lenders offer early renewal within a set window before maturity, but breaking a term early can trigger a penalty. Holding a rate with a new lender up to 120 days out is often the cleaner route. I'll compare both for your mortgage.
